• Apartment Groundskeeper / Porter Duties

  Responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential apartments. Job Responsibilities: • Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings. • Remove trash from office areas and apartment community perimeter on a daily basis. • Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready. • Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks in a timely manner. • Assist in the cleaning of available apartments and or models. • Assist maintenance team with snow removal (If applicable). • Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor. • Meticulously maintains curb appeal. • Assist management team with other various tasks required. Resident Relations • Represent the community in a professional manner at all times-on/off property. • Deliver communication documentation to residents. • Contribute to resident retention programs. Safety • Ensures that unsafe conditions are corrected in a timely manner. • Learns and ensures compliance with all company, local, state and federal safety rules. • Immediately report all unsafe conditions.

• Apartment Punch/Make Ready Technician duties

  Ensure units are thoroughly prepared or restored to market-ready status in a timely manner and according to management's timetable. Accurate and timely completion of Punch-List items. Some experience in basic electrical, carpentry, and plumbing is essential. Job Responsibilities: • Checks all lights and replaces as necessary. • Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets. • Checks applicable appliances and informs senior maintenance technician of problems. • Assists in changing or removing appliances from apartment. • Makes keys when necessary. • Checks faucets sink plugs and repairs/replaces as necessary. Replaces washers when needed. • Performs exterior repairs to sinks, bathtubs, etc., when warranted. • Assists with painting duties when requested. • Transfers paint from storage areas to apartment units when painting is scheduled. • Repairs or replaces curtains, mini-blinds, ceiling fans, etc. • Repairs plaster holes in walls, paints as necessary. • Inspects bathroom tiles, performs minor repairs/replacements. • Changes A/C filters. • Operates carpet cleaning equipment to clean carpets. • Replace or install ceiling fan • Test electrical outlets to ensure all are working properly • Replace switch plates and or electrical plates as needed

• Apartment Non-EPA Maintenance Technician

  Responsibilities/Duties: • Perform work orders daily that may include diagnosing and repairing issues concerning plumbing, electrical and appliances • Assist with other duties such as punch/make ready, painting, drywall, carpentry, rekeying/hanging doors, tiling, sheetrock, installation of ceiling fans/light fixtures, maintenance of grounds, etc. • Respond quickly to maintenance emergencies while following company procedures • Communicate with office staff on a daily basis to ensure all work orders are being completed in a timely manner Requirements/Skills: • CPO preferred but not required • Must have your own tools, transportation and valid driver’s license • Ability to communicate effectively in both written and verbal aspects • Excellent time management and organizational skills • Work well individually or in a team setting • Capable of lifting up to 50 lbs. • Represent the company in a professional manner at all times

• Apartment EPA Maintenance Technician

  Responsibilities/Duties: • Perform work orders daily that may include diagnosing and repairing issues concerning HVAC, plumbing, electrical and appliances • Assist with other duties such as punch/make ready, painting, drywall, carpentry, rekeying/hanging doors, tiling, sheetrock, installation of ceiling fans/light fixtures, maintenance of grounds, etc. • Respond quickly to maintenance emergencies while following company procedures • Communicate with office staff on a daily basis to ensure all work orders are being completed in a timely manner Requirements/Skills: • EPA Certification a must/CPO preferred but not required • Must have your own tools, transportation and valid driver’s license • Ability to communicate effectively in both written and verbal aspects • Excellent time management and organizational skills • Work well individually or in a team setting • Capable of lifting up to 50 lbs. • Represent the company in a professional manner at all times

• Apartment Leasing Consultant

  Responsibilities/Duties: • Ensure office, vacant units, model and amenities are ready for prospect tours • Convert prospect calls to appointments for onsite tours • Pre-Qualify and gather prospect’s needs and wants • Follow up with prospects that are undecided or have decided not to lease • Complete market surveys in a timely manner • Ensure resident retention by providing excellent customer service • Prepare lease documents • Assist manager with any other duties as required Requirements/Skills: • Experience with OneSite, Yardi or other property management software • Prior leasing experience • Fair Housing Certification is a plus (temp employees will receive this course through Premier at no cost) • Ability to build rapport with residents and prospects • Strong customer service and sales skills • Excellent written and verbal communication skills • Positive attitude and ability to work in a team environment • Valid driver's license and reliable transportation

• Apartment Assistant Property Manager

  Responsibilities and Requirements: • The position requires an individual who is a team player with a positive attitude. Must have a heart for customer service and be able to be sensitive to residents' needs and respond to crisis situations with calmness. • Ideal candidate must practice sound personnel and building management practices, display leadership, and be able to thrive in a stressful and active environment. • We are looking for a high energy, organized, experienced manager who can efficiently manage resident, personnel and financial issues. • Must have proven leadership skills, the ability to oversee all aspects of daily operations of the property, ensure safe living conditions for residents and create a positive working environment for the entire staff. Qualifications • Qualifications include prior experience in management of apartment properties. • Knowledge of accounting, administrative and basic bookkeeping skills is a must. • Experience with Yardi, Onesite, MRI, or Entrata is a plus. • Valid Driver's license and reliable transportation.

  Responsibilities and Requirements: • Supervisory experience and be able to delegate duties to on-site maintenance associates • Experience with scheduling and negotiating pricing with vendors • Experience creating and maintaining maintenance budget • Assist with the training and development of all maintenance associates • Must be EPA and CPO certified The Maintenance Supervisor reports daily to the Property Manager on all service priorities including, but not limited to, service requests, turnkey operations, move-ins, preventive maintenance, status of budget and staffing.
